Brittany Rupp has spent twelve years specializing in one of the most beautiful and most complicated real estate markets in the country: the Lake Tahoe West Shore, where buyers and sellers have to navigate a layer of environmental regulation — TRPA rules, IPES scores, short-term rental permits — that most agents don’t understand and even fewer can explain. She needed a consistent presence across social, blog, and newsletter to reach second-home buyers and relocating clients, starting from a fairly blank slate: an IDX website, active Facebook and Instagram accounts, but no defined brand voice or content strategy tying it together.

The Approach

I built a three-part content program around Brittany’s real edge — the regulatory expertise that protects her clients from expensive mistakes:

  • Social Media Management: Facebook and Instagram, three posts a week plus a monthly reel, covering listings, market updates, and lifestyle content for the West Shore.
  • Blog Content: Monthly articles translating Tahoe’s regulatory maze into plain-language guides — TRPA rules, what an IPES score means for buyers, how to price a home to sell, and how to win a West Shore home in peak season without overpaying.

In the four months since the program launched, Instagram has become the strongest-performing channel in the account:

The Impact

Brittany now has a content program that matches the expertise she actually brings to her clients — instead of generic listing posts, the blog and social content explain the regulatory details that make the West Shore market genuinely difficult to navigate without a specialist.
